The Client
Our Client are a Nationwide Construction, Facilities & Property Management company who provide services across sectors from rail and highways to offices, homes, healthcare facilities and schools. They are looking to recruit a Senior Design Manager for their build division based in Bristol.

The Role
Reporting to the Technical Manager, you will be responsible for managing the design process from the pre-tender stage through to project and post contract stages. You will lead and initiate tasks/processes and manage the off/on site design processes. You will be key in coordinating, interrogating, and integrating the activities of our external design consultants to ensure that all is managed to programme timescales and quality standards. The role will also offer the opportunity to assist on pre-construction activities and tender opportunities for the business.

Duties:
Review the Tender Information including the Employer's Information Requirements
Determine the scope and extent of all remaining design work, prior to the Tender Start-up meeting
Verify that the existing Tender (design) Information is compliant, coordinated, affordable (within the existing budget) and buildable prior to the Tender Settlement meeting
Determine, with the bid team, the strategy for the completion of all remaining design work
Select and informally appoint supplementary Design Team members for Pre/Post Contract Stages
Prepare and issue fee enquiries for any additional survey work and or reports
Produce and agree the Tender Stage Design Programme and Design Deliverables with the primary, secondary and specialist subcontract designers and monitor / report on progress
Produce and agree the Project Stage 'draft' Design Programme, Design Deliverables and Specialist sub-contractor Procurement Schedule
Establish a Common Data Environment (CDE)
Produce the 'draft' Design Management Plan (DMP) and BIM Execution Plan (BEP)
Develop, in conjunction with the Design Team, competitive, technically robust design and engineering solutions that respond to the Employer's Requirements
Compile a schedule of design assumptions, design opportunities (VE), design risks (HSE/CDM) identified during the Tender Stage design process
Assist in the technical review of specialist subcontract tender returns and review all alternative design solutions
Evaluate the commercial responses to specialist subcontract tender returns and propose recommendations for bid inclusion
Establish the extent of all outstanding Planning and Building Regulation Matters
Review any existing BREEAM Assessments and or undertake a Design Stage Assessments
Chair and record all primary, secondary and specialist subcontractor design workshops
Produce technical responses for all design questions contained in the tender enquiry document and compile a schedule of Tender Stage design clarifications, qualifications and derogations
Prepare for and attend all Pre and Post Tender Interviews
Undertake design performance reviews for all designers

Required Qualifications & Experience
Relevant Build Qualifications – Level 6 or equivalent
Track record of working with Main Contractors
Experience of delivering high value, complex design work from the main contractor perspective.
Ability to organise, plan, programme and manage workloads.
Understanding of Building Regulations and Planning Permission procedures.
Commercial awareness.
Understanding of different/alternative Client procurement routes.
Experience of site/contract procedures
